Delekta & Delekta handles a variety of real estate matters, including:
Adverse possession allows an individual who has used property in a certain way for 15 or more years to claim possession of that land in certain circumstances. This often arises in areas where the parties treat an area as a boundary, but later the party whose land is being used finds out that the boundary is not where he/she thought the boundary was and then tries to reclaim the land.
The person who was using the land for the 15 year period (or for longer) may be entitled to that land. We can assist in these cases.
If you are having a boundary dispute with your neighbor over who owns a particular portion of the land, we may be able to help you resolve the problem.

Our office drafts a variety of deeds depending on your specific need. We commonly draft Quit Claim Deeds, Warranty Deeds, and Lady Bird Deeds. Quit Claim and Warranty Deeds are the deeds commonly used to transfer property from one individual to another.
A Lady Bird Deed is commonly used in estate planning and allows a person to keep the property in their control until that person dies at which time the property (if it is not sold before then) is then transferred to the person designated in the deed.
Our office has experience reviewing mineral leases and working with the companies who are leasing the property in order to make sure your land is protected against unnecessary encumbrances.
Our office frequently reviews and drafts land contracts on behalf of buyers and sellers of real estate for both commercial and residential real estate transactions.
Our office has experience reviewing Solar and Wind Turbine leases and working with the companies who are leasing the property in order to make sure you and your land are protected.
Our office frequently reviews and/or drafts purchase agreements for both clients buying or selling property for sale by owner. We also have experience doing the same for clients using a real estate agent.
We then walk the client through the rest of the process and review any related title work and associated closing documents to make the sale or purchase of property as seamless as possible. Our office handles both residential and commercial real estate transactions.
We can assist with the preparation and review of a variety of easements, such as drainage easements and shared driveways.
